Eagan is rebuilding its corporate campuses
The city's two largest employers both reshaped their real estate at once, and the ground they left behind is being redeveloped while the buildings on it are still standing.
The market
A vacant corporate campus is still a live property.
Thomson Reuters and Blue Cross and Blue Shield of Minnesota are the city's two largest employers, and both have moved. Thomson Reuters relocated into The Landing at 2900 Ames Crossing Road, and Ryan Companies took on the bulk of the two hundred and sixty three acre campus it left, where an Amazon distribution facility and townhouses are replacing part of the site. Blue Cross stepped out of its headquarters building, and Solventum, the 3M healthcare spinoff, is moving its own headquarters into space on that campus.
Viking Lakes is the other pole. Two hundred acres holding the Vikings practice facility and performance center, offices for the organization and partner businesses, a conference center, hotels, and apartments, developed as a single mixed use estate rather than as separate parcels. It is the kind of property where a game day, a corporate conference, and a resident's ordinary Tuesday can all be happening on the same ground.
At Cedar Grove, Twin Cities Premium Outlets carries more than a hundred stores across roughly four hundred and nine thousand square feet near Highway 13 and Cedar Avenue, sitting across the street from the Cedar Grove transit station. That combination, large surface parking with direct transit access, gives the retail district a traffic pattern that has nothing to do with its tenants.
What the property mix asks for
The gap between one occupant and the next.
A building between tenants is the hardest thing on a property manager's list to defend. Utilities are live, mechanical plant is running, copper and equipment are inside, and there is no occupant to notice anything wrong. Entitlement and demolition can run for years, so the exposure is not a few weeks of vacancy. It is a long stretch during which the only evidence that the property was checked is whatever the security provider wrote down.
The occupied campuses have the opposite problem, which is population variance. A property that holds a normal weekday headcount, an event crowd, and overnight residents needs three different pictures of what normal looks like, and the guard who covers the quiet Tuesday is the one who has to recognize that Saturday is not. What makes that workable is a written post order per scenario and a shift record that shows which one was actually run.
