Two regional shopping centers, a highway crossroads that reaches the whole metro in minutes, and a flex market where the front half of a building is public and the back half is not.

Roseville's retail base is regional rather than local. Rosedale Center draws from across the north metro, and Har Mar Mall on Snelling Avenue has been operating since 1963 and still carries more than four hundred and thirty thousand square feet. The city sits where Highway 36, I-35W, and Highway 280 meet, which is the reason the retail works and also the reason the trade area is far larger than the population that lives around it.

Behind the retail is a substantial flex and showroom market. Centre Pointe Business Park, off I-35W near Cleveland Avenue, is typical of it: buildings zoned loosely enough to hold office, medical, laboratory, limited production, limited warehousing, and hotel uses in the same park. That mixture is the character of the local inventory. A single building can have a customer facing showroom at the front and a working warehouse behind it, under one roof and one lease.

Industrial activity concentrates near Langton Lake and along the Highway 36 frontage, and Twin Lakes has been the city's long running redevelopment area, most recently taking a light industrial technology building of about a hundred and fifty two thousand square feet on ground that had been sitting. McGough has run its headquarters in the city since the nineteen fifties and rebuilt into a converted trucking terminal on Fairview Avenue, which is a fair emblem of how the local stock gets reused rather than replaced.

What the property mix asks for

Regional draw means the traffic is not your tenants.

A large parking field serving a regional center carries a population that has no relationship to the leases inside the building. Vehicle activity in a far corner of a lot at eleven at night is not a tenant matter and it is not a police matter yet, and the property manager is the person who has to be able to say what it was. Highway access cuts both ways: it brings the shoppers and it makes leaving easy.

Flex and showroom buildings put a public counter and a warehouse under one address, which means the same building has a hospitable half and a restricted half and the boundary between them is often a single interior door. The written record of a tour, including the doors that were checked and the ones that were found open, is what makes that boundary real rather than assumed.
