The market
Ten million square feet that goes quiet at the same time.
The Golden Triangle, bounded by I-494 to the south, Highway 169 to the east, and Highways 212 and 62 to the west, is a regional employment center carrying more than twenty thousand jobs and close to ten million square feet of office and industrial space. It is one of the tightest industrial submarkets in the metro. Functional industrial space has been scarce here for a long time, to the point that a hundred and thirty thousand square foot speculative building went up on one of the last available industrial parcels rather than on cheaper land elsewhere.
Scarcity changes what the buildings hold. When a tenant cannot easily move, they stay and they densify, which means more inventory, more equipment, and more value per square foot inside buildings that were designed as ordinary flex. Multi tenant buildings here routinely share a truck court and a single after hours entry between several businesses that have no relationship with each other.
Four Green Line extension stations are being built in the city: SouthWest Station, Eden Prairie Town Center near Eden Prairie Center, Golden Triangle, and City West beside the Optum campus that is expected to hold thousands of jobs. A business park that has always been reached by car is about to be reachable on foot at hours when nobody is in the buildings, and that is a change in the property's exposure whatever else it is.
What the property mix asks for
The building is worth more empty than occupied.
Industrial and flex property inverts the usual pattern. The office towers downtown are most exposed when they are full of people. A distribution or light manufacturing building is most exposed at two in the morning, when the parking lot is empty, the yard is not, and the nearest occupied building is a quarter mile away. Dock doors, trailer yards, outdoor equipment, and utility service are the assets, and they are outside the walls.
In a multi tenant building the practical problem is that nobody owns the shared edge. One tenant props a dock door, and four tenants are exposed. A tour that produces a timestamped scan at each dock face, each gate, and each shared entry turns a vague assurance into something a property manager can put in front of an owner, and it turns a propped door from an argument into a logged fact.
