Golden Valley is a corridor and a campus

General Mills has run its world headquarters here since 1958, when it left downtown Minneapolis for a campus laid out by Skidmore, Owings and Merrill, and Pentair keeps its United States headquarters in the city as well. For a city of this size that is an unusual concentration: a large share of the local employment base sits on a handful of campuses, each of them a single ownership covering many acres of building, ramp, drive, and landscape.

The I-394 corridor is the other half of the market. The Golden Hills district around Xenia Avenue and Golden Hills Drive holds Class A office including the Golden Hills Office Center at 701 Xenia Avenue South, positioned directly against the West End district on the St. Louis Park side of the line. The city has been working from an adopted I-394 corridor plan since 2007, and the visible result is that new apartment buildings have gone up among the office buildings rather than somewhere else.

That is the shift worth noticing locally. A corridor that was office by day and empty by night now has a resident population using the same trails, ramps, and frontage roads, which changes what an ordinary evening on the property looks like.

What the property mix asks for

The perimeter is grass.

A corporate campus is defended at the lobby and almost nowhere else. Beyond the front doors the boundary is lawn, trees, a service drive, and a parking structure, none of which reads as a line to anyone approaching. The exposure is not the entrance. It is the loading side, the plant and utility areas, the ramp levels still holding cars because a shift is running, and the long walk between buildings after dark.

Where new housing has arrived next to offices, the older assumption breaks: the property is no longer empty after hours, and a guard who treats any presence at ten at night as an anomaly will be wrong most of the time and right occasionally. Getting that judgment consistent across a roster is a matter of written post orders that reflect the property as it is now, and a record showing which version the guard was working from.
