The market

Opus is the largest employment center in the city, carrying more than twelve thousand jobs across healthcare, technology, financial services, and real estate. UnitedHealth Group runs its world headquarters here from a campus of roughly one point one million square feet, with the building at 9900 Bren Road East and a ten story building at 9700 Health Care Lane next to it. Comcast and American Family Insurance are among the other large occupiers. A Green Line extension station is under construction inside the park, near Bren Road and Green Circle Drive.
The northern end of the city is a separate office market again, gathered along I-394 and I-494 around Carlson Parkway, where the Carlson Center and the towers near it hold the higher end of the local inventory. Between the two ends, Minnetonka's office stock runs to roughly seven million square feet with a genuine mix of Class A, B, and C, which is unusual for a suburb of its size and means the buildings on one manager's list can be thirty years apart in specification.
Ridgedale is the third district and the one changing fastest. The city has been working from a village center plan that adds housing, parkland, and street connections around the mall, converting what was a single use retail island into something with a residential population and a park next door.
What the property mix asks for

Multi building campuses under one owner share ground, ramps, trails, and service roads, and none of those read as a boundary from the outside. The exposure is not the lobby, which is staffed and watched. It is the connection between buildings after hours, the structured parking that stays open because a shift is still inside, and the loading and service side that faces nothing at all.
The Ridgedale district adds the change that catches retail managers out. When housing arrives next to a mall, the surrounding property stops emptying at close and starts carrying a resident population at every hour, using the same sidewalks and the same ramps. A post order written for a retail perimeter that closed at nine is out of date the day the first building opens, and the only way that is visible later is if the revision and the acknowledgement were both recorded.
